Edenica, 100 Fetter Lane

Overview

Edenica at 100 Fetter Lane marks a landmark achievement in sustainable construction - the first building in the City of London to implement a standardised approach to materials passports across 80% of its structure.

The Challenge

The construction industry faces a significant challenge: buildings are demolished without any record of what materials they contain, leading to massive waste and lost value. Waterman Group sought to change this paradigm by creating a comprehensive digital record of every component in the Edenica development.

Our Solution

Working with main contractor Mace and architect Fletcher Priest, Circuland provided the digital platform to host and manage Materials Passports data. Five key packages were selected for the pilot: substructure and core, steel frame, precast facades, raised access flooring, and precast floor slabs.

Results

• 4,817 building elements passported with full material data
• 80% of the building covered by materials passports
• Direct integration with BIM models for seamless data access
• Complete chain of custody documentation for all components
• Carbon footprint tracking at component and building level
